I received from very useful feedback from you all a few weeks. I put my property on the market at beg of April. It was originally on at 495K and is now on at 450K I had hoped that a drastic drop and probably more appropriate pricing would generate more interest. With the original price I had 12 viewings including 2 second viewings but no offers. Since the price drop two-three weeks ago there has been no news, no viewings or anything from the estate agent. I'm thinking about changing estate agents but my contract is until beg of August. Any one changed estate agents ? Many thanks

I think you may have to pay a fee. Check your contract

If you have signed a contract until August you are stuck with it as if you instruct another agent now it won't be classified as a sole agent and would need to pay a higher rate of commission etc

Are the photos good? Have you been in touch with the EA though obviously you should not need to be chasing them? What are they saying about the local market?

Is your property presented in absolutely the best way that it can be, accepting all limitations? Something is a bit amiss here with the length of time, viewings but nothing more. What is the feedback that the old viewers gave to the Agent?

I don't think you will be able to change agents until the beginning of August as per the contract. I feel annoyed on your behalf. The irritating thing is when agents overvalue a property, people view it anyway because it's new to market but don't offer because they see it as overpriced. Then when you eventually reduce the price there isn't much interest because the pool of potential buyers has already viewed and discounted it and probably offered elsewhere! This is the danger that estate agents never mention when they suggest putting a property on at a high price "just to see" (in fact to secure your business).
A property gets a rush of interest when it first comes to market so it is important to be priced realistically from the start. I learnt that myself the hard way.

Do check whether you need to give them notice before the end of the contract. From memory, we had to give three weeks notice, so for you, that would be in July. If it’s still the same, you can’t just assume the end of the contract without notice. It’s worth finding out anyway.

Make sure that if you eventually change agent dont sign up for so long. Some agents may not hold you to that time if you speak to them - give them time to try and get some viewings, discuss feedback from previous viewings and check the price is right again. If you are still not happy see if they will negotiate and let you move agents. You could also get another agent round to discuss the lack of viewings with them and see what price they think your property should be on for.

We are looking at changing agents too after 9mo on the market including a price drop.

Having Foxtons around on Tues to speak to them. I'm not sure it'll change things although I think they are the most 'agressive' agency. Wouldn't usually want to go with them but we need it sold.

I do feel like most buyers would come through righmove/zoopla though so not sure whether a new agent will do anything different??

By listing it too high you’ve lost the important initial interest. You’ll now be chasing the market down even with a new agent. I would recommend removing it from market until august (when contract ends) the agent can’t stop you doing this. Then list again with new agent at new price. You’ll get the initial interest again as Rightmove etc will treat it as a new property. Your current agent will try to persuade you to leave it on but if you do you won’t get the new listing with the new agent if that makes sense.

Thank you that does make sense to be honest. I wonder how long it has to be off the market before I can relist with another agent?

You’ll probably need to wait until the end of your contract period with current agent before listing with another agent, regardless of taking it off the market .otherwise they’ll consider it joint agency and you’ll have to pay two fees. Your new agent should be able to advise.
