How much are you paying per sqm for your extension ?

And what are your add ins (I'm assuming steel beams, doors, windows, fixtures and fittings). Seen a thread where it looked like it was costing 5k a sqm.

We are having a simple single storey rear extension which will become a kitchen diner. No steels required. Pitched roof. About 19 square metres. French doors and a window, veluxes x 3. Also moving a door and putting up a stud wall to create a downstairs loo and utility out of the existing kitchen.

Our quotes, to a plaster finish and including second fix electrics, plumbing and carpentry, are coming in at around £3k per square metre, with additional costs of VAT, flooring (supply and fit), light fittings themselves, and of course the actual kitchen, utility and loo/sink (both the units and the fitting).

Ours is coming to just under £4k per sq m all in for a mid-spec single storey extension. That's including the steels, doors/glazing, kitchen, utility and bathroom, and underfloor heating throughout. Just second fix would be about £2,500/m2.

It's about 25% more than I'd hoped when we originally started planning the work, but we decided that it still made sense for us.
