Downvalued on remortgage

Hi all
applied for a remortgage in Nov. House had a valuation in person. Valued at £300k. We have had a loft conversion so it is now a 4 bed, 3 bathroom house.

then we had a windfall so have decided to move. We did not go through with that remortgage. So now applying for a let to buy so we can move.

with new lender house has been devalued to £260k. This was either a desktop or drove by valuation. So they are obviously comparing to sold other sold prices in the area. But my house is the only 4 bed in the street. My neighbours house sold in a June 2021 for £257,000 but only a 3 bed. So that means my 4 bed is only worth £3 more.

my friend sold her 3 bed semi in the steer behind in 2021 for £315,000.

I am so annoyed!
