Waiting to hear-anyone else

We accepted an offer on our house in March. Since then we've viewed loads, offered on one but we weren't the highest bidder. With hindsight it probably wasn't the right house and we were perhaps panicking as I felt relieved when it was turned down.

Today we offered (best and final) on a house we both love. There were 4 other offers. We couldn't have offered anything higher so there can be no regret in that respect but I honestly feel sick waiting to hear back on whether we've got it or not.

Not sure how I'll sleep. Anyone also waiting to hear? Any tips on how to pick yourself up if we don't get it?

Me. I hear tomorrow. Same situation, best and final and I put forward what I could afford. I hope you get good news. Unless we're bidding on the same house. In which case I want it 🤣

I was you on Monday / Tuesday, sadly we missed out to a slightly higher, chain free offer. Also just found out we haven’t made the shortlist to rent a property through our agency, something they assured us they’d be able to engineer if we couldn’t find somewhere to buy. Royally peed off at mo’.

@Househelp22 Thank you. We will definitely be leaving the offer on the table if we don't get it.

@Katkincake so sorry you missed out. It's such a rollercoaster. I think it's likely we will be up against some first time buyers which gives them the advantage.

I'm so nervous. Really trying not to get my hopes up but it's hard.

Are your estate agents letting you know the price accepted when turning down offers?

Around me they are keeping schtum on what houses are actually going for but the feeling is, that it has switched to quite a bit over asking and then looking at the best position of the buyers (no chain, cash buyers, etc).

@EugeniaGrace Depending on the estate agent in they may let you know if other offer was significantly higher or whether it was close.

We were in this position back in February and were lucky enough to win on best and final offers.

The feedback that we got was that the deciding factor was submitting an impassioned plea about why we wanted the house so much! 😅I think we were just about the top price but the vendor said that they wanted to sell to us as we are in similar circumstance to them when they first moved in and they understood why it was so important to us (disabled relative). So my advice would be don't be afraid to give a bit of background about why you love the house - it can't hurt. And after all, most of us like the idea of selling our houses to someone else who will love it just as much!

We didn't get it. The winning bid wasn't much higher but they are also chain free. Trying to keep things in perspective but feeling pretty gutted right now.

Sorry to hear you missed out @SellingBee. how have you got on with the new one that’s come on?

A rental has come on in perfect location for us, we’re concerned we won’t make the short list as landlords can afford to be fussy at mo and want long term renters.

There’s also a semi we’re looking at next weekend. Ideally we want detached as last 2 house have been & I’ve got noise phobia from some truly awful past neighbours. It’s a really nice one, great location and layout could work for reduced noise potential from next door as it’s extended out the back.
