Second thoughts re:moving

Just wondering if anyone's is in the same situation, as I think lots of people might be!
Currently in a 3 bed semi, circa 1930s. It was a doer-upper which we've done up, only have cosmetic things to do in one room and a couple of things in the garden. It has great, thick walls, is insulated, big garden. Main downside is that third bedroom is a box room, currently with DC1 in there.
DC2 is a baby, cot is in the master bedroom.

Our plan was to move to a 4 bed house, husband needs office space to work from home and DC could have separate rooms.

The thing is, DC could share for a few years in our current house with the box room being DH's office. We could eventually build him a garden office- how viable are they? Do they get very hot/cold?

I'm not sure if I'm reasonable going back on our plan. We have only about 5 years left on the mortgage, not sure if bumping it up to 20 makes sense just for the sake of one extra bedroom. Then again I know property is a long term investment, even if prices went down it wouldn't matter as we would be staying in the new house for a while. We CAN afford the bigger mortgage, just not sure if we should. Appreciate anyone's experiences, perhaps anyone decided to stay put and regretted it?
