Problems selling house

I'm hoping for some words of wisdom or reassurance. We have had our property listed on the market for 7 days (ok, I know that's not long but bear with me) with no viewings. We have a large, 4 bed, 3 bath home, the kitchen is half the size of a tennis court and all fixtures, fittings and appliances throughout are high end and pretty new. We live in a lovely well served village (with restaurants, pubs, medical practices, schools, a range of shops and cafes and a heated outdoor lido), a few miles from a city. Our asking price is in the middle of the various appraisals from 7 different estate agents (so offers above £350,000 - valuations ranged from £340,000 to £375,000 plus). However, we live next to a rural train line (slow trains about once an hour during the day but none at night and an occasional goods train) and frankly never hear anything inside the house - we've lived here for 25 years. Now I know that's not for everyone so we asked the EAs to point that out on the listing details which they have done. According to the EAs, our online details are getting over a thousand hits per day and they've had various calls about the property - but, it turns out that they've been reinforcing the proximity to the track every time someone's phoned and then those enquirers have retracted their interest. We hold our hands up that we should have just let people get through the door first then make their own minds up and have asked the EAs to remove all info about the railink. But have we totally scuppered ourselves at the first hurdle? Should we relist with another agent or sit it out. Appreciate your thoughts please.

I would jump at the chance of buying a home close to a rail track with that level of traffic. The occasional night train would be a bonus though.

As a child I stayed at my grandparents house regularly and they lived near a train track and I would hear them at night. Makes me feel all warm and fuzzy at the thought of it.

I suspect I'm in the minority though and your estate agents are behaving very unprofessionally.

I am the original train-spotting geek and I would LOVE a house by the railway line and a sign like that in my loo. Where did you get the sign from, OP - is it authentic?

I live next to a train line and I LOVE hearing (and seeing) the trains!

Your hone is beautiful- the only thing I can see that would irritate me is your towel radiators - whoever installed them like that should be shot😂. But easily fixed and would put me off bidding.

agree the agent needs to stop telling everyone about the tracks

Nice house op hope the viewings went ok

not my area of the country not sure about the trainline id have to confirm the timetable-my friend years ago lived by a line and the whole place shook every time a train went past

Sorry that should have said wouldn’t put me off bidding.

the train line wouldn’t bother me - but I’d be suspect soon as to why the estate was so upfront about it and assume it was more of an issue that I anticipated - and you were covering yourself for anything in the future

Its nice. Its griege and a bit bland and modern but lots of people love that and it clearly needs no doing up

I dont know the area so cant comment on the price.

I wouldnt have thought you'll have problems selling it

The last photo is labelled 'disclaimer' which is a bit odd.

Amazed at the people who dont get the toilet train sign, but yeah, maybe remove just in case you get some very literal minded viewers.

Maybe redo the boot room pic without the pet bed? I love seeing signs of a house being pet-friendly but it potentially could put people off.

If you're still struggling to get viewers the main thing I'd suggest would be to make the garden look a bit more loved it looks a bit empty to me.

Good luck OP
