Problems selling house

I'm hoping for some words of wisdom or reassurance. We have had our property listed on the market for 7 days (ok, I know that's not long but bear with me) with no viewings. We have a large, 4 bed, 3 bath home, the kitchen is half the size of a tennis court and all fixtures, fittings and appliances throughout are high end and pretty new. We live in a lovely well served village (with restaurants, pubs, medical practices, schools, a range of shops and cafes and a heated outdoor lido), a few miles from a city. Our asking price is in the middle of the various appraisals from 7 different estate agents (so offers above £350,000 - valuations ranged from £340,000 to £375,000 plus). However, we live next to a rural train line (slow trains about once an hour during the day but none at night and an occasional goods train) and frankly never hear anything inside the house - we've lived here for 25 years. Now I know that's not for everyone so we asked the EAs to point that out on the listing details which they have done. According to the EAs, our online details are getting over a thousand hits per day and they've had various calls about the property - but, it turns out that they've been reinforcing the proximity to the track every time someone's phoned and then those enquirers have retracted their interest. We hold our hands up that we should have just let people get through the door first then make their own minds up and have asked the EAs to remove all info about the railink. But have we totally scuppered ourselves at the first hurdle? Should we relist with another agent or sit it out. Appreciate your thoughts please.

Our first house back I the 90s had a train line at the back of it to be honest you don't notice it after a while you tune out. It wouldnt bother me

We're less than 500 years from the rural station here, same kind of service. I sometimes hear a horn if I'm in the garden, or the quiet tack-tack of the train going over the crossing, but it's completely unintrusive.

You shouldn't have mentioned it. It wasn't on our listing, we did know about the station before viewing because we obviously looked at a map, but were happy to go and see how noisy it was.

Why the Estate Agents have then over egged the whole thing is beyond me though.

I'm intrigued that people have managed to find it from the small amount of detail on here - near Lincoln, 4 bed, 350k and near a railway line - that must return loads of search results?!

I would get your ES to remove the sign 'do not use the toilet when the train is standing in the station' from your Rightmove listing.

I knew the village from the description but then I live not far from there too.

I was gutted to not be able to win an offer on a home next to a rural train line last week. Our house has only had one viewing since going on the market a week ago. It really varies.

It's about £100k over budget for me, but a beautiful house and the train line nearby wouldn't put me off. (I used to live in London near a very busy train line.) We're completing next week in Lincoln! I hope you find a buyer soon.

I think it looks a lovely house and the train line wouldn't bother me in the slightest. The two naff photos should be removed though - the train sign and the cushion with a twee message. I've no idea why estate agents take photos like that. 🤦🏻‍♀️

I honestly don't see anything wrong with your house.

Beautiful home OP - we've just rented something a bit similar in south east. It's not your house at all - it's agent pointing out the slight downside, without letting others see if it really bothers them. We once wanted to rent a nice house in Winchester and the agent did exactly the same and made it sound so bad we didn't view it - having been there since it really wouldn't have bothered me that much.

I wish it was closer to us as it's £50,000 under our budget and only needs a shower putting in downstairs for it to be perfect for us. Shame dh won't entertain living near a rail line again (we've lived next to two, one was a main line and very busy)

I wouldn't mind but the cushion isn't even ours! We'd had a party in the garden the night before and a local friend left it behind. She was using it for "her bad back".😃

It’s a beautiful house and I love your Orla Kiely snug ! It is exactly what we are looking for but we don’t live in Lincoln sadly, it would cost double the price in our town !
you can see the railway on the map at the bottom but I think you should get viewings on how nice the house is.

I don’t think you need to warn anyone, as it’s obvious when you look at the map. We would immediately rule it out for that reason, but we would have seen that ourselves without your estate agent having to give us the heads up.
