Problems selling house

I'm hoping for some words of wisdom or reassurance. We have had our property listed on the market for 7 days (ok, I know that's not long but bear with me) with no viewings. We have a large, 4 bed, 3 bath home, the kitchen is half the size of a tennis court and all fixtures, fittings and appliances throughout are high end and pretty new. We live in a lovely well served village (with restaurants, pubs, medical practices, schools, a range of shops and cafes and a heated outdoor lido), a few miles from a city. Our asking price is in the middle of the various appraisals from 7 different estate agents (so offers above £350,000 - valuations ranged from £340,000 to £375,000 plus). However, we live next to a rural train line (slow trains about once an hour during the day but none at night and an occasional goods train) and frankly never hear anything inside the house - we've lived here for 25 years. Now I know that's not for everyone so we asked the EAs to point that out on the listing details which they have done. According to the EAs, our online details are getting over a thousand hits per day and they've had various calls about the property - but, it turns out that they've been reinforcing the proximity to the track every time someone's phoned and then those enquirers have retracted their interest. We hold our hands up that we should have just let people get through the door first then make their own minds up and have asked the EAs to remove all info about the railink. But have we totally scuppered ourselves at the first hurdle? Should we relist with another agent or sit it out. Appreciate your thoughts please.

The other thing I like about it is the space on the side. Perfect for extending the snug room and maybe utility, and maybe even a two story to make the two smaller bedrooms a bit bigger

What a gorgeous house! The train line wouldn't put me off, only seeing it mentioned would put me off, as I'd wonder why you were declaring it! With that gone, I'm sure it'll be snapped up ASAP
If I was looking in your area, I would LOVE your house!

Your selling point should be you have lived there 25 years so the railway has obviously not been a problem.

Is that sign true? Can people see you in the loo if the train is in the station? I’d not view for that reason, ain’t no one wants that.

id remove the pic and the sign so people don’t see it when they view. And I’d put some blinds up so privacy can be had.

lovely house but no way I’d view it at all once I saw that sign and no way I’d buy it if I thought once an hour a train load of folks could see in.

i also don’t understand why there is a pic of a tacky cushion in pic 27. Remove that too. You should get loads of viewings

what a gorgeous home! I used to live near a train line but would only hear them at night and it wasn't off putting at all. you should sell in no time

Op, have the pics been stretched and brightened? My kitchen is about the same size, slightly bigger, and in real life it looks about half the size of yours. The same with many of the rooms, the dimensions on the floor plan, and the pics don’t match up. They are big enough rooms and don’t need over exaggerating, it means Folks will be disappointed when they do view. The same with the garden. The house is big enough and the truth is on the floor plans, there is no need to make it look bigger.

You've been your own worst enemy. Estate agent is the expert and should have advised you - line should have been not to mention the train and if anyone brings it up say it's a rural line, trains only once an hour, none at night and not audible from property.

I once viewed a lovely property, all ready to go home and make an offer. Chatting to the owner about their cats as I had cats, and how it was a lovely quiet location. Idiot owner then told me that despite that they'd lost 2 cats on the road. Unsurprisingly I did not make the offer and I fed back to the estate agent to tell the seller not to mention dead cats in future. 2 years later, property was still on the market - big mistake on their part.

Your home is lovely, you need to be in a selling mindset - positives about it, not negatives.

It's fair to have it on the listing. Saves people who can't read maps turning up for viewings and wasting their and your time if they don't like the idea. Me, I'd love it. We had the West Coast Main Line (4 track section) near to our old house. I really miss it- I used to love hearing the trains go past at night. But making a big thing of it to people inquiring is just downright peculiar.

I don't get why the toilet sign is such a big deal. I mean I wouldn't highlight it (I didn't see pics before it was removed, sounds like it was a main one) but it doesn't matter it is still visible in pic 15. Do people really not know there used to be signs like that on trains and it's just a bit quirky to therefore have one in your loo at home?

I can't believe anyone would be put off viewing by a small joke sign.

Exactly... it’s clearly a joke but I’m surprised so many people don’t get it which does suggest it should be removed for that reason. I guess it’s an age thing but I thought people still knew about not flushing while at a station- if you’re on a train not in a house!

Gorgeous house.
Just take the sign in the toilet down for viewings and ask the estate agent to delete that picture.
I wouldn’t be put off buying next to a train line or station.
But no need to highlight any disadvantages more than you need to.
Hope the viewings go well.

People are saying it’s clearly a joke, but this house is literally right on the train line, as such it’s entirely plausible folks can see in if the train is standing in the station .

if it’s just a joke then the op needs ro remove it because many folks will think it’s a warning.

Well when selling you do have to account for that level of ludicrousness I suppose. But anyone who is actually dense enough not to get that it's a joke probably shouldn't be allowed the responsibility of homeownership anyway.

I would take it down in case anyone is that daft but it baffles me that anyone could take it seriously.

Ha ha, nobody. I jist find it hilarious and baffling in equal measure the minute things people claim put them off a property and how literally people take jokes. It's very enlightening.
