How much to offer

If we offer on this house, what to go in at? It’s on for £735,000. It’s been on for 3 weeks and hasn’t sold, no offers. We’re in a good position, first time buyer buying ours with mortgage approved and survey done. The reason for the lack of offers is that although 4 bed detached in very good area it is on a main road and right next to the railway line to one side - those are the compromises and why it’s within our budget. What would you go in at?

What do nice detached four beds without a railway line go for near you?

It entirely depends on your market. Near me, something on at £735k would currently expect to sell at £750k plus, but they also are unlikely to go three weeks without offers.

800-900 on average.

If it doesn’t go on the Open Day then going in under asking seems to be acceptable, but how much without seeming rude?

I’d go £710k, unless you genuinely think that’s too much. The agent will quickly give you an indication of how much you need to budge.
