Which offer would you accept?

Both offering near enough the same amount. Neither need to borrow - one has savings and the other is downsizing.

A. Single person. Selling through same EA as me. 2 parties in chain below. Both have received mortgage offers.

B. A couple. Selling through different EA. Selling to FTB who hasn't had their mortgage offer through yet.

Thoughts?

Can you accept both on a kind of "first past the post gets the house" type thing? Or is that not allowed?

When is FTB getting mortgage offer? Pros and cons to FTBs, shorter chain but can get jittery.
I would probably go for A

I would go for A, sounds like a better option in the current climate. We already lost one buyer because they couldn't get the mortgage they wanted.

Should have included that I will be needing to buy somewhere, so will want to appear an 'attractive' buyer (I don't need a mortgage)

I’d say A too, the estate agents will be very keen to see 2 sales go through on the same day and work harder.

A, purely due to them being the same estate agent. Takes out a lot of hassle.

I've already gone with A. Liked the security of the finances all being secured and using the same agent.
