How much to offer?

May offer on a house which hasn't been on the market for almost 20 years so prices impossible to compare. Zoopla and other sites are throwing up huge variations with ÂŁ100K difference at the lower end of its value.

Most of the other houses in the road are all different - mix of Victorian, Edwardian but also new build and flats. Impossible to compare like with like. It has been modernised so although it's older, it doesn't have any character features left.

It lacks modern conveniences- literally- like an en suite and cloakroom- one of which friend would consider adding.

If (just as an example as I don't want to give too much info) it was priced at ÂŁ495K what would be a reasonable starting offer?

Honestly in the current market if your area is like most of the country she would realistically need to be offering anything from 5k over asking price to 20 or 30k over. The house would likely go to best and final offers in the space of a few weeks and that's if she's lucky enough to even get a viewing.
