3 bedroom house in Enfield or Watford

Planning to relocate to Enfield or Watford, and looking for a 3 bedroom house.

If we don’t need to be in catchment of good schools, but just some decent neighbourhood within a mile of stations, may I have your advice and suggestions on places worth exploring? Thanks!

I live in the Oxhey Village area of Watford and really enjoy living here. We are 5 min walk to the station (Bushey) and 5 min to open fields and country side. The retail parks at Bushey Arches (supermarkets/B & Q/Tkmaxx etc) are 10 min walk and the town centre is 20-25 min walk away. There is a lovely community feel - I've lived here less than a year and know more ppl than I did where I lived for most of my life before. There are lots of nice pubs, a bakery and corner shop in the village. Smaller 3 bed houses mainly terraced but some semi detached would be £550-600k and larger plots up to £850k. If you search on RM put Oxhey Village in your search or Bushey Station if on Zoopla. Bushey is also very nice but a lot further from the station.

Well I wouldn’t say Enfield was a nice place to live! Unless your talking crews hill end.

What's your budget?

For Enfield I'd look at Winchmore Hill, particularly around the Green, the Chase Side area near Enfield Town, Grovelands Park and Cockfosters. Forty Hall area is quaint, old and haunted but a bit close to some rough bits. It depends what train station, underground station or bus route you want to be near?

No experience of Watford, other than a visit to the football club!

Not sure you'd find a 3 bed house for £500k in those areas. Do you need 3 beds? Would you consider a flat?

Within a mile of Watford Junction, for that budget, you need to look in North Watford (both west and east of St Albans Road), Tudor estate (the roads around Tudor Walk, Tudor Drive), or West Watford.

You won’t get a house for that budget in the posher bits: Cassiobury estate (roads just north of Cassiobury Park) or Nascot Wood area (roads around Langley Way/Church Road).

Happy to help if you have any other Qs!

Thanks! We would prefer a 3 bedroom house, if possible, as we are looking to work remotely.

Would other places in North London we might explore if we don’t have to commute to work daily?

The only places I know around those areas is Kings Langley and Abbots Langley near Watford as I have family there. Both considered villages, yet have a more town feel. Only about 15 min drive away from Watford.

Here's an example of what you could get in both:

Chingford Mount/South Chingford you could get something for that price. Nearish Enfield. Commute a bit of a pain but less of an issue if you’re at home a lot.

there are bits of Enfield you could definitely get that within your budget but not really areas I’d choose to live in!

Ok, I missed the bit about the OPs budget. There's a couple on around the Chase Side/ Enfield Town area for £525k, but little else.
