Garage Conversion Rules

Hi, I'm struggling to find the answer to this on Google so I'm hoping someone here could help.

We are thinking of offering on a house which has a double length garage. We'd like to concert two thirds of it into a guest room with all plumbing, electrics and stuff which would come with that.

The issue is that the house is detached, the garage is detached from the house but is adjoined to next door's garage. So the houses are both completely detached but their garages are semi detached.

Are you allowed to convert garages like this? I understand most garages are convertible under permitted development but I can't find info on garages attached to neighbouring garages. Any help? Thanks

Why would being attached make any difference? It would make no difference if it was a semi detached house and permitted development or internal alteration. Obviously you need a party wall agreement if you are doing anything that affects the jointly owned wall and your neighbours.

I don't know if it makes a difference if it's attached! That's what I was asking really. I will look up about party wall agreements.

I don’t think attached makes any difference. It’s just using the space in a different way. You might need building regs. You might need a lot of insulation too, depending on the construction of the garage.

Are you not intending to have a garage at all? With a detached house?

Thanks that helps. Yes we will keep the front third of the double length garage for storage and normal garagey stuff.

You need to check whether there are any conditions on the original planning permission restricting the use of the garage to parking vehicles only. If there is a condition, you will need to apply for permission to relax that condition.
