Please can I have your top tips for staging / getting my house ready to sell?

We are hoping to go on the market in 2 weeks. So far we have:

Had a new roof
Replaced the boiler (2 years ago)
Had a successful 10 year electrical safety check
Put in a new main bathroom
Applied for planning permission to make our annex bigger (1 bed to 2 bed)
Had the gardens done
Put up a new fence
Replaced the gravel on the drive
Painted the front of the house and all outside windows
Cleaned all carpets
Removed most photos
Decluttered
filled all cracks, repainted most rooms, mostly in neutral colours
Put Aesop soap in all the bathrooms
New dining chairs
Displayed one room as a home office with potential for another
Hired a cleaner to scrub everywhere
Cleaned all windows
Had the range oven professionally cleaner

What have we forgotten? Thanks for any other advice!

Right now where I am it’s such a seller’s market every house is going to best and final even when it’s got trailing wires in all the photos, smells like dog and has subsidence. Sounds like you’ve done the works, I wouldn’t worry.

Take photos from obvious and not obvious angles and look at them for stuff that stands out (often bins).

Make sure you have boiler paperwork handy (and any other guarantees)

Bins will all be going in the garage except kitchen bins which are in a cupboard. Main bins are hidden in the garden of the annex

No crap on window sills.
Saw my mate's house photos and she had a bottle of Fairy and a can of dcat food on the kitchen sill!
A few bright towels folded in the bathrooms make me think of a fun house!

Yes, tidy the loo rolls! Nothing worse than a roll hanging slackly off a dispenser!

No crap on windowsills, done! Loo rolls will be hidden (except full ones on holders)

It sounds like you've done way more than most, you should be fine just doing a thorough declutter and tidy away.

Don't cook smelly things for a couple of days before each viewing.

Straighten the bedding and towels

Vase of good looking faux flowers somewhere prominent. They won't look too closely and it's better than half dead flowers.

Tidy hall. No shoes.

Leave the cat out, though. I nearly offered on a house I didn’t like this week because I made friends with the cat in the garden.

Iron the bedding so the bedrooms look great.

Nice crisp bed linen, thick duvets, pillows and maybe a cushion or two. Make the beds look luxurious even if they're not!

Plain bedding. Patterns or cartoon etc changes how a room looks on photos. It's very distracting

We had photos today and as well as doing a massive declutter I
-removed all traces of the cats

  • put flowers in a vase
  • used houseplants to brighten up the spare bedroom / shelves
  • changed the bed linen

Basically just get rid of all the clutter. If you don't have anywhere for it just dump it all in carrier bags and put it in your car or stuff the bags in your wardrobe.
