What have your experiences been of remarketing when your house sale falls through?

My house sale has fallen through only 4 weeks after offer made and accepted. Listing has been up for 6 weeks so is no longer "fresh". All the agent has done since is to remove the STC off the listing so it shows as for sale.
It just isn't getting views on RM etc as it isn't a new listing (which it should be IMO as it has come to the market). I have contacted another agent who I wanted to discuss their marketing with if I switched agents. They told me that they can just send the memorandum of sale to RM if a sale falls through at any point, who will then relist as it is a genuine reason. My agent are refusing to and stating it isn't their policy.
I'm sat here furious at the time wasting. Hardly anyone has viewed the advert (I have the data) since it went back on 4 days ago. I'm off work this week so it would have been ideal to get a new batch of viewings sorted. Instead it is radio silence because next to no one will know my house is up for sale - or will see it and think something is wrong if it hasn't sold in 6 weeks!
What have your experiences been like when sales have fallen through especially at this early stage?

When are you out of contract with this EA? I would give notice now for the first point at which you can exit the contract. At least it will show as a new listing then!

I can exit now. I asked them (Strike) as the T&Cs are 13 weeks, however their service is totally free so they (and me) are not losing anything. They confirmed there is no consequence to switching agents.
I've sent a complaint and if no response within 24 hours I will switch agents.

I lost a buyer at a late stage a couple of months ago. Our agent told me that it could be listed as a new property on rightmove as it has to have been off for 7 weeks and was over that, No idea if this is RM policy-agent implied it was, and as we didn’t ask for this info I assume is the case.

Was much slower the second time with scattered viewings over a few weeks. We have finally accepted another offer but los our onward purchase so who knows 🤷‍♀️

I lost my first buyers list year after about the same period of time, they lost their 2nd lot of buyers so I remarketed. My agent also just removed the SSTC. I asked her to update that it was back on the market but she said that wasn't their policy. I didn't care, I insisted that the wording was amended to say "UNEXPECTEDLY BACK ON THE MARKET AFTER A FEW WEEKS blah blah" I was paying them to advertise so it was my choice. I had new buyers within a week!

I don't understand. If you aren't tied in to your contract with the current agent, what are they saying is against their policy? Surely you just tell them "as per your t&cs I'm terminating the contract please remove the listing from the property portals with immediate effect" and then go with a new agent?

I dont think EAs can just list it as new when the sale falls through. But you can change EAs and then it is.

I changed EAs, had good photographs and I wrote the description. It was sold in a couple of weeks.

I've changed EA's. Shame as Strike was free. Now paying 0.5% plus VAT. But.... first viewing booked within an hour of being a new listing on RM.
What a silly practice. 🤷‍♀️

Don’t understand if it comes iff right move why doesn't it ho back to the top of the list if new listing?

I don’t think it make much difference where you are in terms of RM, anyone seriously interested will look through houses available and save those they are interested in and reach out.

We’ve been on the market 6months now and had 3 sales fall through. Two due to the finances from the other party not working out and one due to their circumstances changing. Frustrating as heck as we are all packed. Fingers crossed it works out!!

We’ve had 3 sales fall through since Dec. Through no fault of our lovely house! Each time we’ve resold easily, for a bit more money. I think if people are looking, then they’re looking. I know I am, I’m not just relying on new to Rightmove.

I think RM stipulate the rules on this, so probably out of the EA hands to be fair. The date the property originally came on the market shows, so not as a new listing etc, good luck, I am sure you will get another buyer soon,

Yep it’s mostly due to RM but think EA can reach out to them.

A couple of the EAs here don’t bother to mark properties as sold on RM. I’ve rung up about a couple only to be told they’d sold. Weeks later they’re still showing as available on RM, but when I looked at the houses available in my area via the RM website rather than the app (which doesn’t show descriptions on the list of houses), several of these EAs’ houses had descriptions saying “unexpectedly reavailable!” while others say “sold - similar properties required”. So I would check whether your EA adopts this ridiculous approach, because it puts me off ringing up about houses that have been on for a while, and you might be missing out on viewings.
