Quick question, what's a reasonable rent increase?

Hi,
My lovely tenant has been in my one bed flat for five years. Every year that she stays on, I'm so grateful, I never increase the rent. Despite the service charges on the flat doubling in price plus my own cost of living rising sky high.

It's a flat in Central-ish London, I'm wondering if a 5% increase (around £90) would be OK? I don't want to create any bad feelings. She's literally a dream tenant and I've had tons in that flat with endless wants and asks.

My landlord recently asked me this question and I felt 6% was reasonable.
