Could I make our flat a 3 bed? Architect/interiors advice needed!

Hi all,

I'm trying to figure out if I can make our flat a decent enough 3 bed...I think I'm probably mad but wondering if we could do side return and make it work? Any experts out there? Have attached link to flat and floor plan The flat is currently 566 sq ft.

I don't think you can do a classic side-return because you would lose the windows of bed 2 and also of the living room, and then neither could be classified as proper rooms.

one option would be to extend past the bathroom into the garden to make a new bed 3 (labelled 3). you'd have to chop a slice off the bathroom too so you'd have a tiny bathroom (labelled B) but that would probably be the cheapest & easiest option.

here is another option, probably more expensive & complex. Put a new bathroom (B) and bed 3 (3) in the side return, but leave a little courtyard (C) so that the bedrooms & living room get an external window onto the courtyard for light & air.

then you could remove the existing bathroom & utility and have a bigger kitchen/living room (L) with doors directly onto the garden.

If I could afford it & get the planning permission, I'd probably go for this option.
