Architectural technician fee. Is this too much?

We had a site visit from an architectural technician about some structural alterations, some of which will require planning permission. He's sent us a quote for the work and I'm trying to figure out if his fees are high for what he's going to do. The only part of the work needing planning permission is a dormer to be built in an existing room (ie not a full loft conversion), but his quote is £1000 + VAT and that doesn't include the planning application fee, building regs application or structural calcs. Is this the going rate or his he taking the mickey?

That's a crazy price. An architectural technician isn't even a qualified architect (which you don't need for the job, but it bugs me when they charge architect prices). We have an award-winning architect doubling the size of our house and it's about £3k.

Apart from the dormer, what other changes are you doing?

FuglyHouse · 29/04/2022 16:15

@Scottishgirl85 The other changes involve dividing a large room in two, taking down part of a wall and putting in a couple of doors. It's not exactly Grand Designs!

Gosh only the dormer needs planning permission, rest of jobs can be done by builder without architectural drawings. And the fees don't even include planning permission application etc. That's just awful!

Hmmm, thanks, I suspected it was over the top. I'll keep looking.

@Scottishgirl85

Does your architect cover London area? if yes, would you mind sharing his details with me - I have sent you message via pm. Thanks you.
