Finally exchanged contracts, can I now....

Hello all,

We have finally exchanged contracts on a rather protracted purchase with completion next week. We are now officially excited but I need to start sorting stuff out in the new house. We are on a tight schedule as we need the house repainted and carpets cleaned before we fully move in the following week as we are also in exam season so can't have disruption dragging on.Can I start organising appointments for carpet cleaning etc or should I wait until we have actually completed?

You won't get the keys until you complete. You could book carpet cleaning for day after completion though.

As caringcarer says. You can do as you like once you've completed, obviously - but nothing before!

You don't own the house until completion, and the solicitors would likely advise the vendors not to allow access prior to this so you'll be able to book, but for the following week.

Its super unlikely that you will fail to complete, but it can and does happen but very very rarely.

I would organise the appointments for after completion but ask about their cancellation policy in case something goes wrong. If you wait you might not get an appointment when you want it.

Yes start making appointments for the following day. We did that with carpet cleaning. It's very unlikely you won't complete.

Congratulations! Our house was empty so with the vendors' permission we booked carpet cleaning a few days before completion so it was clean for us to move our stuff in.

Thanks Everyone for your responses, yes I will schedule the appointments after completion, just trying to fit everything in around the decorators. My builder is coming in the day after we complete so have to see how long he thinks it will take to redecorate too. Lots of moving pieces! ( our vendor has so much stuff I'm not confident they will be out at 1pm completion day. 😩 )

Recently bought and sold. Our buyer wanted to come round with some tradesmen for quotes before we moved out, and we were happy to accomodate.

but yeah book people in for just after competion, just make sure it’s cancellable
