Hi . We are in the middle of purchase and would like to know some information. We offered on a property in end of January and there was an totally unexpected delay in securing mortgage (which we have now) we are bit short of time. We have to vacate the current property by beginning of June and we have to move into the new one sooner rather than later due to many other things. Due to change in lenders we couldn’t fix a solicitor for conveyancing until last week. Searches are over and mortgage offer is in place. How long do you thing we should expect the process to take until exchange of contracts. Most of the firms said 12 weeks and asked for an extra 300 to 400 quid to expedite the process. Eventually we are paying extra 225 🙄. Any advice or experience regarding this pls .

I think it will depend with personal circumstances. Our's took about 4 months. It was late last year and with COVID and backlog etc, there were also delays with the valuation being less the asking price, At one point we even pulled out of the sale due to it being all over the place but in the end we got there.
