Waiting to hear on offer...

Officially cannot get any work done today. Waiting to hear if our offer has been accepted on the perfect house. Other buyer is a cash buyer and we will have a mortgage. We offered the asking price and cash buyer matched us. We increased our offer to try and take it off the table and are waiting to hear back. Our buyers aren't selling so we don't have a long chain.

I need to get my head down and do some work but there is absolutely no way I can focus on anything else at the moment! Send me your positive energy...!!!

I am worried about a mortgage down valuation if we go up much higher but maybe that is a worry for another day

Was where you are a fortnight ago- I couldn't sleep from nerves! I have no advice other that sending you lots of positive vibes! It's a tough one re: cash buyer. Have you got your MIP? Everything else lined up? Did you meet the vendor personally or were you shown around by the EA? The best advice I received on my thread was to send the EA an email highlighting why you want the house, etc. ours passed this onto the vendor and we ended up being the chosen ones!

Thank you! We have the MIP - I have rung the estate agent to follow up and she said she is fighting our corner but suspect she says that to all the buyers...

Waiting for decision from the sellers...work is piling up and will need to be done at some point! I keep trying to work and then end up looking at the Rightmove properties wondering if they will leave their white goods behind...

I am in. a similar position. I offered the asking price ,I am under offer to buyers with no related sale and I dont need a mortgage.
I was told our offer was acceptable in principle but they needed to do due deiligence on us and that they had 2 lower offers .
I made my offer 4 days ago and they spoke to my estate agent to confirm my position 2 days ago.
The waiting to hear is excruciating.
The agent hasn't returned my calls today (he's busy)
I am losing hope ...

It’s agony isn’t it! Lots more back and forth this afternoon and now just hoping we hear before the end of the day - not sure how I will cope overnight!

@icannotworktoday Yes it is. I was told the EA is doing due diligence on my buyers mortgage ability before recommending acceptance of my offer??
The EA is apparently exhausted and on holiday whilst dealing with offers...
Agree tonight will be stressful and sleepless !

We got there in the end and we have a new house! I have moved seamlessly from stressing about getting the offer accepted to stressing about all the other stuff that can now go wrong…but it took us a while to sell our property and it is such a relief to have got over these two big hurdles. Was a bit fraught at the end with discussions about price and move dates but I am seriously happy - moving much closer to my family and the new house is pretty much decorated exactly as we would want. Good luck to everyone who is still waiting to hear!!
