Is this a 2 bed or a 3 bed house?

Looking for a home, I'm on Rightmove more often than I'm not.

That magic moment when you realise there's a new top result, you immediately feel yourself scanning the deets … omg it's a three bed … right area … omg open it open it. ^
^
Then you open it, look at the floor plan and immediately your hopes are crushed. It's not a three bed. It's a two bed and they're passing off the only lounge as a bedroom!! (I've have been known to call the estate agents utter fuckwits out loud at this point)

What do you think? Is it a 3?

It’s a 2 bed unless you’re a student! I hate this sort of thing too.

Well it’s a two bed but I’d be curious to know the dimensions and pictures of the the kitchen living space. If that part was huge and truelly a kitchen, lounge and diner then I’d say you could make it work as a 3 bed.

Definitely a 2 bed. If it had another reception room they could call it a downstairs bedroom, but its the only reception room! Nobody has a kitchen/dining room/living room that size.

Just like mine is a 5 bedroom house. 3 bedroom/bedrooms plus 1 living room/bedroom and 1 kitchen/bedroom. (It's nice to be able to make breakfast from your bed). Grin

I sympathise though as we were going to look at a house advertised as a 4/5 bed but one “bedroom” was a garage conversion and bedroom 3&4 had actually been knocked through into one larger bedroom (although they had left both doors in situ which looked ridiculous as they were right next to each other!

You could probably reorganize the upstairs as 3 bed, depending on how big it is up there, of course. Currently only 2 though.

Could work as a 3 bed if you needed a downstairs bedroom as there’s a shower room downstairs.

No, it's a semi detached house and in a semi rural town. Definitely not aimed at students!

It’s a two, put estate agents are trying to get the same money as you would get for a three. Downstairs is a kitchen/dinner with a separate living room .

Maybe someone with mobility issues lived here, hence the downstairs ‘bedroom’ and shower room? It is, however, a 2 bedroom house.

I hate this! I remember when we were looking to rent a family house about 8 years ago and we got shown quite a few where one bedroom was actually the lounge. It was so frustrating! Fine for students, people in house shares, or in families where that's what's needed to get the extra space. But to actually advertise it as a three bed is ridiculous!

It's a two bed house with either a living room or study/guest room. Perfect for those who need to work at home.

Some estate agents are shit.

One tried to sell a friend's 2 bed house as a 4 bed due to 2 downstairs rooms that were used as study/ occasional guest rooms. It meant people couldn't find it online in the right bracket so it took a while to sell. There as my brother's 3 bedroom house with the rooms labelled correctly so the study and play room weren't labelled bedrooms sold in 2 weeks.

I'd say 2 bed.

That living room/ bedroom is either to sell as student let or I'd argue it's a living room or could be an office if you are a family of 3 and the kitchen open plan living is big enough to accommodate the family needs.

Unless it's a bungalow, I only count bedrooms first floor and above. That's a 2 bedroom house with a separate living room and kitchen. There's no way they could sell it for the price of a 3-bedrooms-upstairs house!

I’ve seen one where they described the (fairly large) utility room as a bedroom despite it having a kitchen style sink in it and being the only way to access the garden. The current owners had a bed in it but it was hardly a bedroom.

Old people sometimes use a downstairs room as a bedroom but it doesn't mean that when it's sold it's still a bedroom.

I'd say three. Two living spaces for a two bed is a lot. One living space and three bedrooms makes more sense.
