So we’re starting to think about knocking kitchen through and creating more space downstairs (see attached for current layout). So we’d be knocking down current shed so no real extension. Costs would include kitchen too.

Downstairs of house is currently really dark so I’d like to create more light by creating a door / opening between current kitchen and dining room, although not fully open plan if that’s makes sense.

Also thinking about getting loft done why we’re at it as need as new bathroom and storage and this is probably best way to achieve it.

Any other ideas be great (I’m rubbish at these things!)

We’re in SE of England (for cost comparisons)

I have recently asked my builder similar questions. Loft conversion £100k (London). The kitchen bit is a smaller job than I was looking at so I'm just guessing here but maybe £20k? Will you need a steel?

God knows. You're better off getting about 8 quotes and finding the average because costs have skyrocketed

£100k for a loft conversion - that's double what we were quoted 2 years ago (which I'm not doubting BTW but bloody hell!)

The nicest conversion of a property of this type I've ever seen is where they put a door near the bottom of the stairs (needed for fire / building regs) and opened up the whole dining / kitchen area. Like this pic. They carried the kitchen units units right up under the stairs until the underneath of the stairs touch the worksurface. Sounds strange but it doesn't look it. Very light property with a good flow
