What to do - exchange help

Tearing our hair out.
Chain of 6. Top of the chain have agreed to break.
Completion date set for 29th April
Supposed to exchange Wednesday - fail. Thursday - fail.
Reason we didn’t exchange is second to top of chain was waiting for their contract in the post. Then we discovered our buyer hadn’t transferred deposit. Went to the bank and forgot their ID so could then only transfer increments of £20k online! Absolutely infuriating.
However, we have a real sense that we aren’t being told the truth.
Our solicitor has been phenomenal- she will phone the agents all the way up the chain to check things for us. The agents tell her that everyone has been reported to and it’s just the second to top of chain who need to sign contracts.
Our agent (who we are both selling and buying from) feel like could all be tied up early next week. But there are now two bank holidays in between.
Meanwhile we originally said we had to complete by 20th April for personal reasons (gone into that before on this forum). We accepted it would be 29th April at the absolute maximum. We just feel we are being strung along.
WhT would you do?

  1. Just wait
  2. Pull everything completely and take house off the market?

Just wait, it’s very hard to predict an exchange date. If it’s just a case of a deposit being transferred and waiting for a signed contract it sounds imminent. Get your Agents on it making phone calls.

Just wait at this stage. Annoying as you say that there are 2 bank Holiday days but it sounds as though it is in the final stretch

As others have said I would wait. We had this when we bought last summer. Numerous things went from, paperwork not in order etc and exchange was delayed but it did happen. You've got nothing to gain by pulling out now when you've got this far

Very true. I just pray we can stick to the 29th as the completion date!!

I agree. Exchange dates are never easy to solidify, even though I know it is a nightmare. Don't throw your toys out of the oram now.

You can't. Its in the hands of the solicitors now. They just neednto keep pushing

Yip well I can understand that - it's so stressful

We exchanged and completed on the same day . We couldn't get removal for that day so had to pay to move our furniture to storage before hand with the knowledge that we may have ended up moving it back a few days later if it all fell through

Get yourself prepped - for if it works and for if it doesn't - and fingers crossed for you
