Wondering if anyone has any direct comparisons of how much extension prices have risen by. We're on the west coast of Scotland, reasonably near Glasgow and have about 60k saved that we initially thought might get us a kitchen extension and re-jig of the exerting floor plan but I'm now wondering if that's unlikely.

We have about 150k equity in the house so loving could be an option but prices have gone absolutely wild. Anyone in a similar position?

No idea about Scotland but I'm in the south west and our double storey extension is estimated at around £2500 Psm plus Vat. But it's not all variable as some of the tradesmen are under the threshold. We are up to dpc and it's cost about £20k so far.

Thanks for that, and good luck with the rest. That does sound pretty expensive, not sure what to do as doubt prices coming down anytime soon.

How big is the extension? We've just had one done that's about 20sqm with a reception, bathroom and utility and it's been about 100k total. That does include about 15k of groundworks as we have a sloped garden that needed to be dug out.

We’re in west central Scotland and just started a large two storey extension. Costs are roughly £2.5k per sq m for ground floor and £1.5k per sq m first floor. This is to a shell only so doesn’t include kitchen, bathrooms, other interiors.

Wow these prices are at least double what we were quoted pre-covid. Sadly the pandemic hit just as we were getting our plans finalised. We paid 400k for our house and an extended version would only go for about 450k so looks like it's not a good idea to go ahead. Thanks for the replies!

We're SW and our extension is £1600/m2 but kitchen, flooring etc on top and the jigging around to other areas is additional . Costing us£200k for 55m2 extension, kitchen, creating 3 other rooms, bathroom and new roof on existing house. And we've nothing fancy like underfloor heating, aluminium windows, wood flooring or lantern windows 😱
