Please recommend boiler / appliance cover

Hi there!

I'm a landlord and want to get cover for my property. Everything was new two years ago, but warrantied are running out now.

Please give me your pearls of wisdom!!

I have a cover plan for the gas boiler system on 2 properties. It used to cost £24 PCM, covers call outs for breakdowns 364 days per year, with same day attendance if called prior to 12 noon.
I had always been happy with the company as they kept my ancient boilers going.
When I finally decided to replace the boilers the company has a minimum 7 years warranty, and during that time the cover plan is reduced to £9 PCM. An annual service and gas safety certificate is included.
If the tenants are happy I give the details for them to contact the company direct, otherwise I call them.
The company I use is called Gasway, they started in Norwich, but now cover most of East Anglia. Sorry if that is not applicable to you. I am sure there must be similar companies elsewhere. I was paying British Gas £33 PCM for a much poorer service 8 years ago.
