I can forgive that. I rented a flat in my 20s with a much smaller kitchen. What I can't forgive is the toilet directly off a living space. Envy

Yeah, reminds me of my lazy house building skills when playing the Sims as a teen - basically four walls with all the appliances and furniture just thrown in Grin

Extend the kitchen into the garage. Move the toilet into the garage too.

Our old flat’s kitchen was smaller than that! We had basically that but without the breakfast bar, and instead of a corner cabinet we had the washing machine shoved to the back so you could just about open the door. That was because it was a tiny 1 bed flat though, this is a very strange design choice with all that space.

I never wanted a big kitchen. I'd rather have a tiny kitchen and a big living room. I dont like open an either you can't escape cooking smells.

It’s weird for a three bedroom detached house as I assume most families would want something more practical - but my kitchen isn’t much larger and my tiny two bedroom London terraced house was more than twice the price and it was in need of completely gutting at that!

Also everyone downstairs will hear you wee when you go to the toilet, ours is similar, there's hardly any point using it if we have guests

For anyone who thought (as did I) you needed two doors between a toilet and a kitchen, that's no longer the case as long as the toilet has its own handwashing facilities. If you go here and download the Building Regs part G and look at section 4.8 and 4.10 that should make it clear.

The price looks quite reasonable compared with this similar sized house, however I think this one has a much more sensible layout for the size.

Nope, we have 220cm of worktop area that includes a sink, a two ring hob and a microwave.
I can't believe the price of that house, alot of money for not much house!

Mine is tiny.. not far off of that.
I still have a fridge and washing machine in there and oven of course. But only a small section is the work top to prep. It’s tiny but I’m happy :)

Whereas I'm looking at it thinking "wow that's cheap!". A similar house where I live would be £100k more.

I really don't think the downstairs loo is in a good place - straight out into the kitchen/living space 🤢

Op, have you never lived in a flat?!
I rented one flat that had about a quarter less useable worktop space than that kitchen.
I don’t actually think that kitchen is that bad at all. Room for a table and chairs to the right of it.
As PPs have said, the downstairs loo, on the other hand…..

It's pretty titchy, anyhow, for a 3 bed. Ignore the garage and it's about 800 sq ft. Our last 2 bed was bigger.

I'm wondering how bad the parking out the front is because if it was adequate it would have made more sense to sacrifice some of the garage for a lootility.

That heated towel rail in the toilet looks bigger than the oven. That would make me twitchy even if the kitchen was slightly larger.

We had a slightly smaller kitchen, the size of two undercounter fridges down one side and the same at the other. But that was a 1 bed flat not a 3 bed house!

I suppose the open plan makes it larger, in that you can work or sit at the counter from the living room side. It's massively lacking in storage and worktop space, though.

Seems a bit insane to put the loo there - if they wanted a downstairs one it would have made more sense to put it by the door or to knock through the wall, if possible.
