Wallington vs. Carshalton

Hey, my partner and I are first time buyers looking for some insight about our first purchase. We're stuck between two maisonettes and hoping for the insight. Here's the main points:

Carshalton, £375000:

  • very central location
  • listed building
  • finished to high standard

Wallington, £325000

  • end of the highstreet
  • large square footage
  • would need some work

Does anyone have any high-level opinions on these? Mainly around the resale value in future 2-5years

I live nearby and think Carshalton is nicer than Wallington, but it depends where in Carshalton. Given the current building delays, I'd probably pick somewhere that's move in ready, as long as you like the finish.

Where abouts in Carshalton?

Do you need transport links - I think train services are better from Carshalton (not Carshalton Beeches) than they are from Wallington.

Good point about the building delays! Didn't even think of that - any ballpark estimate on delays, do you know off the top of your head?

Its 5 mins from the ponds, down the road from The Sun. Felt very central

We're 7 months into a 3 month extension. Builders are in huge demand at the moment and all trades seem to have long lead times. I wouldn't recommend trying to get any work done anytime soon.

Carshalton definitely.
If the Wallington property needs work, I'm guessing you'll be spending thousands.
Save yourself the time and hassle of getting work done.
The 50k difference will seem like money well spent in a couple of years.
Carshalton's a much nicer area too, and would increase in value more than Wallington by the time you want to sell.
