Looking for reviews before House buying Decision - Gipsy Road, Welling DA16

Hi Everyone,

This might be the repetition post but I am in big dilemma to finalize my decision on buying property, so thought of sharing it with you all so I can get the prospective thoughts from wider group.
We really liked one property at South Welling, DA16 Close to Bexleyheath station .I would like to know to more from people living around this area., As I am unfamiliar with this area and lived in in London almost for 5 years with my family, 7yr old boy.

1.How's this area overall for living long-term and commuting to London?

2.How's the neighborhood to raise children? How safe it is?

  1. How is Foster Primary school & Barrington Primary School? Are these school equivalent to outstanding? They are ofstd good atm.
  1. What are the options for Grammar school nearby for future?

Hi I'm not super close but I would say

  1. OK for commuting trains are frequent. Your only issue is if the bexleyheath line is closed or blocked its a pain you need to get to abbey wood or North Greenwich for an alternative.
2 I think it is nice and quiet, I know people who live very nearby and are very settled.
  1. Don't know those primaries
  2. You would be in catchment for bexley grammar also Beth's and townley which are the single sex ones. But the 11+ is competitive only around a third pass. Bexleyheath Academy and Welling School are the nearest non grammars, BA has been in and out of special measures.

I'm in bexleyheath and overall would say it's a practical family friendly area. Danson park is great, there is a leisure centre on crook log and you have enough local shops. Cineworld in bexleyheath too and some decent restaurants. It's not naice but I like it.
