How long did it take between putting in an offer and actual exchange/completion?

We're on a bit of a deadline and would like to be exchanged and completed by mid June as that's when I go off on Mat leave. We've got our buyer and us wanting to buy a vacant property. How long do you think the conveyancing process will take? I've heard searches are taking up to 3 weeks to come back in our area so that's panicking me a bit. Our buyers landers valuation is booked in in 3 weeks time and I'm bricking it. How long after the buyers valuation and searches would we expect to exchange (assuming nothing major happens in between)?

We offered in early January. Got the keys in March. Four in chain. Fourth had to drop out as he fell ill. Our vendor was desperate to move into a bungalow. Her previous buyers dropped out, so some paperwork was already sorted.

I think that too long. Too much pissing about in England for buying and selling houses. I’d much rather the Scottish system.

5 months!!!! Issue with vendors mortgage redemption

5 months. No chain. This was 4 yrs ago.

5 months, last yr, vacant property, no chain, mortgage approval, etc.

Basically, we were ready to move immediately, it still took ages.

6 months and counting here. No chain, they are FTB and are renting it off us already, we are not buying anything.

Our offer was accepted in mid December and we seem to be nowhere near exchange. No chain. The whole system is very slow and convoluted.

We bought and sold recently similar circumstances to you and it took about 5 months.
