Gorgeous character house but will it work?? FLOORPLAN

Right price, right area.

But with no garage or loft (it's converted into a master bedroom) do you think this layout could work in terms of storage and bathroom activity with 2 teen soon to be teens?

There's been a family of 4 living here for 10+ years, so it's worked for them.

my hubby has quite a lot of work equipment and we need a WFH space. There's space for a garden office to be built, the garden is very pretty but isn't that big tbh

Nb: I really love character features, and "feel" and location are important to me - but we do also need practicality - and lack the budget needed to have both Confused

The sta albans house looks good. Beware tho move quick on St Albans it won't hang around.

Shame they didn’t do their loft extension like the one next door, who probably have a decent bathroom up there. It’s a well presented house, but the layout is irritating and would be hard to change without some serious reconfiguring and building.

Much prefer house 2, and what an amazing address! I know, you don’t buy a house for the name of rhe road, but I would be tempted. I like the garden too, is the wooded bit part of the plot?

I’m also very local to Knebworth and think you’ve made the right decision. St Albans is a much better location for teens.

@viques yes the wooded area is part of the plot, so one could keep things wild or go more manicured/landscaped lawn like next door (from the drone shot).

Personally I've always dreamed of having a little wooded area in a garden. But I'd want that back garden fence properly built and secured.

I thought the train into London from Kneb would be invaluable.

But a bus from the road right into St Albans city centre might be just as handy.

It's lovely and also think long term. Depending on how old your teenagers are, they won't be home forever. Would you like living there as an empty nester- seems ideal. If you have a vision, you will make it work

The house is part way between St albans and Hatfield. The train to London from Hatfield is slower but cheaper than the train line from St Albans, but factoring in how long it takes to get to each station, there might not be much in it. (Timewise)

Well, we put an offer of asking price on the St A house. It's accepted later that afternoon and agent calls to confirm and congratulate us. We get very excited. After sending our documents and getting agent in touch with our conveyancer/financial person, agent calls to say sorry, they've had more offers since agreeing ours and vendor now wants to go to best and final. We up our price. Agent confirms we're level with the other highest bidder. So we up our best and final offer by £5k to be on safe side, then submit it. Agent emails later to say we've been significantly outbid, the vendor's gone with the other offer and won't listen to any other comms.

So, it's back to the drawing board!!

Thanks lovely, it is bonkers. it went waaay over asking price and it was unfinished inside...and it's not even proper St Albans Wink

Maybe I'll see you round Knebworth way after all!! Smile
