Extension Plans – what would you do with this space.

We planning our house extension as we desperately need more space. We want to extend outwards to create a large kitchen dining room, with space for a corner sofa / sofa too, but I am really struggling to make best use of the space. Wish list for this space are

  • Downstairs loo – could fit one under the stairs as per our neighbours
  • Utility room
  • Kitchen with an island or peninsular- with bar stools
  • Dining table
  • Sofa somewhere in the kitchen / diner to have a second space to sit and relax on

Attached is a diagram showing the overall floor plan - with the large space to the rear being the extension (with internal dimensions). Would love ideas of how you would plan use this space – where would you put the kitchen and utility in particular?

so is that plan the existing space or how you plan to extend? is the front door up at the top?

where are the pipes for toilets / sinks etc? is there a bathroom upstairs? the location of your waste pipe for the toilet will constrain where you put a downstairs bathroom and utility room so mark that in. It will cost twice as much (or more) if you want to put a toilet in a location with no waste pipe.

Yes, front door is top right - the current kitchen tiny - on the right (behind the stairs), with the bathroom above - so I guess it would make sense to have the kitchen and utility this side? With w/c under the stairs

here is one possibility
U = utility with loo (assuming the pipes can work)
K = kitchen
D = dining with a bench seat against the wall.

this gives a lot of kitchen cupboards and a clear way to walk through to the garden as well as a big dining table.

there would also be space for a big cupboard or dresser opposite the door of the utility room

just seen the update - you can probably still do the plan above but with a tiny WC under the stairs.

Thank you - my idea has been to try to cram a small utility in behind the stairs and have a long thin kitchen with island - as per this plan (attached). This would mean the utility would only be 1.5m deep - so not much space once washing machine is in. We could then have a small corner sofa at the back of the room - with a dining table next to the island.

Very keen to consider other options!

This option works, but I think you need to consider where you want to sit and whether you are having large bifolds/sliders in the extension.

If you are having sliders/bifolds, I'd recommend doing the seating/sofa near the doors, so you can maximise views and enjoy being 'outside' when you are inside.

I'd go for something like this, small utilitiy for washing machine and dryer stacked on top of each other, and a loo beside it (or under the stairs and separate). A peninsula kitchen and space for dining and sofa by the garden.
