change of ownership

if i pay off my parents mortgage by adding it to my own can i change the deeds to my parents name so they own it or who owns it?

Is this the situation

• You own a property that is part mortgaged
• Parents own a property that is part mortgaged
• You want to increase the mortgage on your house and then give that money to your parents to pay off their mortgage

Is this correct?

Why do you want to do this?
Do you have enough equity in your house to do this?
How old are your parents?
What if they then need to go into a home / get help?
