Housing market london nothing for sale

The age old question...When will there be stock coming up for sale?! Specifically in SE London. We've been looking in Hither green, ladywell, etc. We're constantly being outbid by cash buyers - it feels like we don't stand a chance as anything that does come on is snapped up by FTB - even if we're the highest bidder. The other day we got beaten by someone who got given a 70% deposit by mum and dad that day 😅

We're looking for a 3 bed w a garden. Our budget is just over £700.

Does anyone have any experience of when there seems to be an influx of stock in these areas? Sorry - 2nd time buyer and a bit of a rookie.

I know! We're researching now looking to move this time next year. Not your area but also SE London. In the specific area we want there are 2 things currently for sale in our price range, neither of which I would want to view. I thought people were supposedly leaving London in their droves?! Not around here.

Same, also SE London we haven't put ours on the market yet because there's naff all to buy and we don't want to be stuck! I know we just need to go for it though, I think a lot of stuff could be going off market.

Stock is low but most properties are being sold off-market. We had a lot of viewings on properties before they reached Rightmove or Zoopla. Take a look at an Instagram page called Whereshome. They helped us and are currently discussing this topic in detail.

Oh really? That's interesting. I can't find the Instagram page, would you be able to link to it please? I definitely get the impression that there's something we're missing as we hear about people moving out of London all the time.

Interesting! I know KFH do a lot off market for sure. I can't find the Instagram page would you mind linking?

It’s a lovely house, in a nice place, and the cheapest on the market in the area for its size. Not in the area you’re looking though, OP. Feeling very despondent at the lack of love for it. We are so sad to be selling it but do wish someone would buy it!

Following as haven’t put ours on the market as there is nothing to move to! Also in SE London! Thought more would come on after Xmas and now waiting for a spring rush!

How do you get to go on off sale viewings!?? We’re on the list of most estate agents. Do you need to keep calling them every week?

We’re also looking in SE London, but want a larger house (4 beds) and nothing coming up that’s not £1.5m or more 😭

We're about to go on the market (also SE London) but I'm really nervous as I'm hardly seeing anything come up in our price range to move to.

We have had a few off market viewings on our current place though (currently getting ready to put it on the market) - we got 4 valuations and we've had off market viewings from 3 of them (not that they've come to anything though).

I'm SE London (Forest Hill/Sydenham) and know of loads of houses currently for sale, with several more about to come onto the market. I don't know how fast they're selling (my nearest neighbours have been on for at least a month), and they might be a bit above your budget - minimum £800k - but there is no shortage round here!

@sellersmarket thanks, we’re listed (just about) in the usual places but made a bit mistake I think with our choice of agents. It’s been a catalogue of disasters.

@StuckInARug ours is a 4 bed but not 4 doubles unfortunately. Far less than that though!
