Conveyancing questions - old guarantees

Our buyers’ solicitors have sent ours a list of questions, most of which are ok. However they’re asking for guarantees for work that a previous owner had done - windows and rewiring- in about 1995 …

I don’t think we have them any more, if we ever did, and surely they wouldn’t still be valid after all this time? Does it matter that I can’t produce them?

If you haven't got them, they may ask for you to pay for an indemnity policy to cover this.

Its the standard set of questions they have to ask. Just state that you understand that they were done in approximate date by the previous owner and that you dont have them. Given the set up of many building companies its likely they will have gone bankrupt/ changed owners anyway so any guarantees in place would be unlikely to enforceable.
