Surveyor visited elderly friend

Hi all,
Can anyone help with this?
An elderly friend who's rented their home for over a decade was contacted by their landlord to say a surveyor was popping over to complete something to do with energy performance? They were there for a number of hours & my friend isn't sure what the reason was for the visit.
Can anyone advise why this might have taken place.
Worried the landlord might be looking into selling the property?

If its for an EPC which it sounds like it was then the LL probably is selling

I believe EPCs need to be renewed every 10. My flat was done last summer, and I very much doubt my LL is planning on selling.

A rented property has to have an EPC rating of E or above (it will be C from 2025) or you are not allowed to let it. The certificate lasts for 10 years so it probably needed renewing.

I had an EPC done to buy my house and it must have taken 30 mins tops! Very odd.
