Americas Estate - Thornton Heath

How is this areas for a family to move ? Sister seems to be considering to move to the area with a toddler. Working parents with hybrid working culture.
How is the neighbourhood?
Pollards hill or America's Estate ?

There was another thread on this recently. Nice houses, good value and quiet, but I wouldn't say great area for kids as one of the main drawbacks is not much in walking distance and not great transport links. Norbury high street is OK. But closer to Thornton Heath on that side is a bit grotty.

I would advise your sister to move to Norbury or Streatham Common, or the Croydon/Norwood End of Thornton Heath.

I have family in Norbury.

Growing community feel, a couple of nice cafes in the High Rd, a newly refurbished library, an active Norbury Mums Facebook network, people who put lovely knitted decorations everywhere.

The houses on Pollards Hill are nice. Norbury Hall Park is nice, the other Norbury park has a play area (and BMX track for when they are older). Norbury isn’t too far from the big leisure centre and ice rink at Streatham Common.

Worth her sussing the primary schools before choosing to see where suits. From Pollards Hill, she'd probably be looking at Winterbourne or Norbury Manor, whereas Americas would be Downsview or possibly Rockmount or Beulah. I'd prefer the feel of Americas as a self-contained kind of place to walk to and from school, and the woods are nice, but agree it's less well-connected than Norbury. Neither is particularly thrilling, but they're both decent family areas so no real concerns either way.

Ah right, well location may be a factor in that too. Americas is much handier for the Dulwich schools.
