Hi there

So we're getting our attic converted, big job with roof shape changed and a dormer to the back. We've had to top up our mortgage for it and the architect has to fill out stage payment certs for the bank to release funds week by week which is a PITA. We're approved for 40k and the job is 35k and bank said just get the architect to request the extra 5k on the form.. Has anyone any exterience of this. I'm waiting on architect to get back to me about this but they have already been picky about stuff with the bank already so I'm half afraid they will do everything by the book.. Hope not as my son will be sleeping in bare floorboards untill we get the money lol

Your bank is being awkward as it is sensible to price in contingency money as well. My first action would be to go back to the bank and state that..or if that there is any money left over it will be used for further home improvements and give an example of what you may want to do next and rough costs.
They just want to be sure that the money they lend is all being used for home improvements
