We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

  • finishing the last small jobs such as painting a ceiling
  • having meets with estate agents for valuation
  • nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

Are you going for sale soon? Tell me how it's going!

We had another clutch of viewings today, including some second viewings. So many who said they weren’t keen on the road – street view it first, please! – or the size of the third bedroom – look at the floor plan first and don’t go looking at classic Victorian terraced houses we’re all the same!

Every day I’m watching Sussex dream houses go up in price and go under SSTC and we can’t even offer until we get an offer and all my “live on Rightmove” bravado is disappearing after less than a fortnight! I think I’ve read too many tales on here of houses going for over asking, and bidding wars: I wasn’t expecting that but I was expecting a quick sale, I think, as we’re the only nice house in this budget in our area. I wish I could lift it up and plonk it round the corner on a nice road!

Flowers to my fellow owners of houses that have bedrooms that are the same size in real life as on the floor plan!

Our agents are always silent. We have had to chase them for every single bit of feedback and after being told how excited our second viewers were, lunchtime on Friday came ana went without a word of an update.

We had ours valued this week. The middle valuation was £20k-£35k over what we thought. I have confidence in his valuation as he knew everything on the market/sold in the area and I agreed with his valuations on other properties. So better than we thought.

House 1 we’d been interested in sold before we could get all the valuations done, but the EA persuaded us to join him on a viewing they were doing that afternoon at a house we’d looked at online. Been on market since November. It’s plenty big enough, with lovely views and an extra 3-4 acre paddock/field (not on our must have list but a nice bonus). The area is fine (not as prestigious as house 1), house needed some work to modernise, but we felt it was overpriced. Vendor doesn’t seem in any hurry to sell and seems to be holding out for a buyer who really values the land.

DH would really like to buy in one of the local desirable semi-rural villages (where house 1 was) but there’s nothing suitable coming up in those areas.

We’re in not desperate to move, so we may just sit tight for the moment and see what happens with the market and interest rate rises. Our worry is if prices in the areas we want to move to continue to climb at a higher rate than our house.

I’ve been following all your progress and I’m rooting for you all! Not sure if I could handle the rollercoaster of buying and selling at the moment.

Open house today - someone made an asking price offer immediately but we will have to wait to see what other offers we get on Monday. Mine is a new build on a popular estate Flowers for those of you with tricky houses I have everything crossed for you!

Doubleraapberry it is really demoralising isn't it but hang on there . Ours will both go, it's a waiting game. I do think you should consider a change of agent. We have a second coming on board end of next week whi got ours undr offer really quickly last year. It's definitely fired up current agents who haven't been great and messed up the initial pictures so that my DD didn't recognise it from the original RM front page. I waa switching to ger fully but am not goung to as ai think the element of competition will do both agents good. Never been dual agent before and I think it looks desperate but needs must.

Thank you for the welcome Domus!Aurea; I hate the flipping silence . Our agents are mow being trained for feedback the same day and the new one dies a quick WhatsApp immediately after. You'll hear on Monday I'm sure.

We did have a viewing yesterday which was positive apparently but they have others to look at.as currently looking atvq wide area.. Agent said they are thinking though that they want the schools over here. We have 2 on Monday. Came back to find side gate open and garage unlocked yesterday.

It is one of the most stressful things I have done, made worse by losing my Dad unexpectedly in January. And this week my BIL has had a TIA, mr ex neighbour was admitted to hospital, my Aunt was admitted with covid, my DS has been off sick, the heating broke down and A levels and finals are looming ever closer for the DC.

House number 2 that I have inherited a share in is due to go on the market in a week. I'm.just hoping agent isn't lying when he says it will be snapped up.

Having sneaked across from the ‘Can’t find a house to buy..’ thread, if I view a house on a Saturday, I tell the agent I’ll be in touch on Monday.

Nothing happens on a Sunday!

Stuff is going under offer so quickly, I use the time to think about what I’ve seen. I don’t normally comment to the EA if I can help it, other than ‘Many thanks, lovely house’ etc etc

Most of them have at least one offer in the bag when I go to view anyway.

@Volterra that sounds like a lot on your plate, you poor thing.

I’m also talking to another agent next week. I don’t want to go online with two agents but I want another to start marketing offline and hope like you that it’ll start my lot putting their A game in.

@ByeByeMissAmericanPie not looking for feedback on a Sunday but my house has been with this lot for six weeks - no proactive feedback given in 40 viewings so far!

We should be going online early next week. Of course the washing machine broke on Thursday so the tumble drier is currently on the kitchen table and the utility cupboard is damp where the machine leaked. Hopefully it will be fixed on Tuesday before any viewings.

Totally get why you don't want it online with 2 Doubleraspberry I didn't as think it looks desperate but a friend framed it as looks motivated and it has just worked for another local house recently.. We are also at 6 weeks i think too, launched the day of the storm which with hindsight was a mistake.

We are very fortunate that we do have something temporary lined up for the summer that could he permanent if we would like to plus some of thd places we are looking at aren't exactly flying off the shelf either- very patchy.

The decking and pergola at the end of our garden were all wrecked in the storm, which happened just as viewings started. So far it’s taken our managing agents a month to find someone to remove the debris and they turned up last week but only took half of it away. Hmm

But in general it’s days, and they will start marketing it before the photos are done. It can be very quick.

Hello! Our agent came to value on a Thursday, we instructed on Friday, photos on Monday, on Rightmove on Tuesday – Craig Daaaaaaaaaavid.

Valued on weds, I went with Strike, so did my own photos on the Friday and sent them through on Friday at 8pm. We were online 20 mins later, and on RM 5 mins after that. Nearly fell off my chair at how fast and efficient it all was. We could have been on the same day really if I'd had time to do the pics.
The other agents who came on the weds said they could get me on for photos Friday, and online for the Monday, Tuesday latest as long as I was happy with photos etc.

Gosh, that feels better!
I'm just glad I have an offer, but I am currently regretting honoring viewings for today. So many have messed me around. The children have been shipped off, and I have cleaned top to bottom yet again. Meanwhile various cancellations and "can we rearrange" have come through. So now instead of 30 min viewing slots as planned I have to sit here for hours on end with viewings all over the show. What a waste of my day!
The ones who have asked to rearrange have been told no. I've got an offer and am not doing viewings after today. So tough luck!
Also, whilst I'm at it, what is it with people turning up early to viewings? It is so so so rude! I've had it now as a seller and as a buyer viewing other properties. As a seller you are often up to the wire when it comes to getting the house ready, sending people out the house, sorting pets out etc. Turning up early is just as rude as being late. All my viewings I have aimed to arrive 15/20 mins before, park down the road and wait. I knock on the door dead on the time. When I've been viewing I've had other people turn up early and then been ushered out and it is just all so bloody awkward! Just don't do it!
Can't wait til this is over!!! I also want to put all my stuff back from the loft/shed Grin.

We have 4 viewings tomorrow, two on Tuesday and one in Wednesday, I’m hoping we get an offer for one of these as it’s a bit of. A nightmare making sure the house is ready with all these ruddy kids 😂 oh is going round today touching up paint and fixing things that have needed doing for a while, and later on I’m going to stick my AirPods in and give the whole house a clean.

We went to view a house the other day that would have been perfect but planning had just gone through to build 44 new builds right next to it, I could’ve lived with that but they were taking a meter off along the whole plot for the road into it and we would’ve lost the driveway, and when you’re looking to spend nearly a million pound on a house you sort of want your own drive! So the search goes on!

FML. Sat here for an hour between viewings wasting my life. No show. People are just fucking arseholes.
On the plus side, the first viewing went well, and I suspect they may put an offer in based on the discussions. The second one was in and out in less than 5 mins and I thought he wouldn't, but he messaged 10 mins later to ask if I'd had offers. I told him yes and what the offer was. He came back and said he would have only been able to offer 5k less than this. So I suppose you never know who will offer or not I guess.

We never heard back the same day after viewings - we always got feedback but it would be a day or two later. For Saturday viewings we never heard anything before Monday or Tuesday.

If anyone is thinking of buying but needs planning permission to make it the house they want... check you'll get it before exchange!

Our old neighbour lost his buyers to us after they couldn't get planning permission to turn his house into a 4 bed. Ours had already been extended to 4 bed, but in the 1970s and they won't allow it now. We weren't even on the market when he initially accepted the offer, but then the buyers discovered they wouldn't get permission to extend and pulled out of that sale, then offered on ours instead. Neighbour took house off the market.

It's just reappeared on RM (dual agents) and both say it could be extended STPP. But they know they won't get it!

And to the people frustrated with feedback re the road or the layout/room sizes. We got annoyed with feedback like this (we had loads saying downstairs was too small which you could tell from the floorplan!), then discovered when we started viewing places to buy that it's actually quite hard! We mostly had on the ball EA who chased for feedback and sometimes it genuinely was that the space wouldn't work for us, but you couldn't tell for sure from the floorplan. I did try to give useful feedback - said to one that it looked like it needed rewiring and we'd spotted a dodgy looking plug socket which the EA was very surprised about!

One of my favourite things about using Strike is that feedback can be done online straight away, and offers are made through it. So no waiting for agents to be open. It truly is 24/7. I've already had feedback from the person I suspect who will put an offer in 🤞🤞🤞🤞🤞.

They did indeed put an offer in. Unfortunately 5k under the other offer. They were very frank about their finances and I was upfront about the other offer and their position.
So I'm surprised at their offer. The other buyer is a ftb, large 80k deposit and mortgage in prinicple. Their position is a ftb with 40k deposit and can get a mortgage in principle for £170k.
They haven't given me any reason as to why I should accept their offer over the other given they know what the other offer is. I'm scratching my head as to why they would do that. Any ideas?!
I've asked for the negotiator to call me to start negotiations. I actually preferred them as buyers but obviously I need a good price to be able to get to the next rung, otherwise I can't sell!

@RidingMyBike in our case it’s literally nothing, unless I ask them, days later. And we were initially told no negative feedback at all which turned out to be untrue. So fed up with them!

@ThisMustBeMyDream I can only suggest that they really like the house and have offered as much as they can just in case the other offer doesn’t pan out?
