Renting- questions at viewing what to ask?

We are looking at moving to a new rental property. We live 100 miles away so my mum is going to visit properties for us. What should she ask? What do you wish you'd asked?

Check water pressure in shower etc!

I'd ask who is in the neighbouring flats- other renters, owners, any run as Airbnb?
Costs of utilities. If it's unfurnished she should check access and door sizes to make sure you can get your stuff in. She should check common areas - are they clean and well maintained and not full of other tenants clutter? How is mail handled? Individual boxes or dumped on a table?
