Which House Plot is Best?

Im currently debating between two plots in an estate. Plot 55 and plot 80.

55 has a SW facing garden and it is slightly longer but is overlooked whereas 80 is NW facing and not over looked. Which would be the best option for sunlight?

Being picky, I’d say plot 80 is more like WNW facing, which is better. So, nearly west facing.

How tall are those trees? More or less than a house?

Personally 55, the parking is better for visitors - you and one other house there so kids could play out quite safely and not worry too much about passing traffic.

Id say 80 because the other one is so overlooked and your going to get noise from all angles in summer

80: no doubt. Only 3 potentially noisy neighbours annoying you with music and Barking dogs compared to 5 or 6.

Personally I’d go for 80. 55 is too crammed in.

Plot 80 as it's not as overlooked and if you want to do any work in the future, you only have 3 boundary's to deal with whereas 55 has 5.

  1. Plot 55 has got nightmare parking issues written all over it. Shared access drive etc. Additionally it is surrounded by small houses - are these all private or some social housing?

I assume the development stops at the back of 80 and will never be built on? It's also surrounded by bigger houses by the look of it. Is the shaded area out the front of 80 a speed bump type scenario as this would be a down side as cars slowing, accelerating etc but there's always a compromise.

My garden is NW, possibly WNW and it’s fabulous, plus the overlooking nails it.

80 being more or less west facing means you get the sun in the garden but not in the house which I personally prefer because sun directly through the window annoys me.

Personally I'd go for 55 as the two houses together there are sort of separate from the main road area. I think it would feel less estate like there.

I'm not that familiar with SUDS, but aren't they large areas of water? I love ponds, but not sure if want a big one backing onto my garden - lots of mosquitoes etc in the warmer weather??

Another vote for 80 very similar plot to ours but that one looks more westerly so even better, no worries at all regarding the sunlight there.

I live near a SUDs basin, it doesn't ever smell, and we don't get mosquitos.
It's lovely seeing the wildlife it attracts.
Especially the ducks.

I'd go 80 - 55 is too overlooked and has shared access parking which can be a nightmare if you get bad neighbours!
