Open Day / <cancelling other viewings?

First time selling on open market so finding this quite stressful! We have an open day (well, morning) on our house the weekend after next. A few enquiries have come through about viewings but the EA have rejected/cancelled them advising that the open day is fully booked... Now this doesn't seem right to me, surely they would extend the open day or arrange viewings on another day. Is this normal these days?

I don't know about 'normal', but you are employing the EA to work for you. It isn't really for them to say people can't view your house.

If I were selling I would want the most people to view it as possible.
Why won't they extend the viewings into the afternoon ?
Surely it is in the vendors' interest to have as many viewings as possible?

It’s your house, you can show it to anyone you like. You are employing the estate agent, you call the shots.

Yeh, that just sounds like they expect to get a sale and don't want to waste any extra time having an EA being used up if they don't need to. But from your point of view, it's in your best interest to have as many people as possible viewing the property. If you don't want people turned away, tell them that.

I would tell them that you will accept all viewings. Is the EA doing them? Some EAs are unbelievable!

I did think that but there are notes on some of the cancelled viewings that say 'told Mr X they need to be proceedable before viewing' so hopefully that means they are screening them!
