I can’t find one , and we’re having photos taken next Wednesday what do I need to do apart from
Clear all my crap away ( I mean declutter )
Clean and tidy everything
Big vase of flowers
Fruit bowl ( to include stunt pineapple )
Stunt tea towels
There must be more ?
Any advice 😀 please and Thankyou

"Dress" the dining table if you have one, put away personal photos. I can't think of anything else

IMO it's all about lighting.

Turn on table lamps, especially if it is a dull day.

Make sure your windows are sparkling clean so that maximum light enters the room.

Make sure blinds are all the way up / curtains as far back as possible (whilst still looking good and well draped).

Also flowers in the bathroom - it softens an otherwise clinical looking room.

Just put mine on the market.

We did flowers both fake and real
Set the table
New plain towels in the bathroom
Make the bed
Fold the end of the loo roll like they do in hotels
Hide all evidence of pets
Clear the kitchen sides of all clutter
If you have a bath get a bath tray

Most of all...

For the love of all that is holy and right close the fucking loo seat!

Our photographer kept say less is more ! Towels off rail in bathrooms to show heated . Any bins out of the way . Bleach in bathroom gone . Fire guard gone . Calendar gone . Good luck 🙌😊

Make sure that there is a clear photo of every room. Lots of arty flower vases/stunt pineapples with blurred backgrounds around us. Also good picture of the garden and back of house as well as front. And decent floor plan that you can zoom in on for details. Plain white bed linen is my preference but tbh if decent shot of room I won’t quibble with patterned.

Don't have anything on top of your kitchen cupboards.
Iron your duvet covers and fancy up your beds as much as possible.
Don't have cars in the drive.
Put some plants at the front of your house
Don't have a close up of a tray of croissants.

After they have taken the photos and put them on RightMove, go through them and ask them to change the order so it doesn't go kitchen, second bedroom, garden, kitchen.

Dog toy box upturned the right way
Dog bed in the car
Heating on to give warmth
Lamps all on

Shooed DH out with the dog

I find it helpful to actually take photos of each room on my phone, then I can see what needs to be moved or glammed up.

Toilet seat down ✅ read ages ago about your good luck being flushed away with feng shui years ago so that’s a no brainier
Has dining room . Table dressed ✅
Lighting is dreadful , photo shop to the rescue
Will be buying flowers ( DH doesn’t agree .. oh well ! )
Beds will all look great , has white bedding already and it will all be freshly made ( with stunt cushions )
Don’t have pets ( or children living at home )
Adds bath tray to shopping list that DH will disapprove of
Has posh Lloyd Loom wash basket , should that be hidden ? @meow1989

Floor plan ordered
Kitchen surfaces will be cleared ( I’ll never find all my tat though ! )
Cars out of sight ( packed full of boxes of tat )

I work in the industry and here’s what we would suggest. Outside, absolutely no cars on drive (no one cares if you’ve got a Range Rover) hide outside bins, tidy outside/garden/clear leaves, even at this time of year… first impressions count. Inside hallways need to be clear of shoes and coats, put them in a cupboard or car just for the photos, reception rooms declutter and remove personal possessions and photos, kitchen clear all surfaces, no tea towels and do not have clutter on top of cupboards, remove fridge magnets, kids artwork.Tidy and clean everywhere. Fresh flowers are a yes. Setting the table is a no, looks tacky. Bedrooms iron the bedding, again declutter and nothing under beds unless you really can’t see it, you’ll be surprised how much is picked up by a professional photography that’s not so well hidden under beds! Bathrooms need to be sparkling, a couple of nice towels can stay if you want but toiletries and cleaning products need to be all put away and toilet lids down. Repeat for viewing where possible. Good luck with your sale.

It sounds ludicrous, but once you’ve made the beds get the iron out and smooth them over. I hate rumpled bed sheets in properly schedules, but maybe that’s just me!

Here’s the checklist for photographs from the company who did the media for our last sale…

External

  • Remove all cars from the driveway
  • Move bins so they are hidden from the front elevation (if possible)
  • Remove any clutter - bikes, footballs, toys, broken furniture etc
  • Clear garden rubbish and have your garden as neat as the season allows - Remove any hanging washing or laundry items
  • Make all beds with clean bedding
  • Remove any clothing from behind doors
  • Clear any visible under bed clutter and ensure clothes are out of site
  • Remove toiletries from counter tops and behind the WC - Store cleaning equipment and products out of view
  • Remove towels and bath mats from radiators
  • Clean mirrors and shower screens
Kitchens
  • Clear counter tops of items such as post, magazines, keys, pots and pans etc - Remove dirty dishes from the sink and store away
  • Ensure any soap, dishcloths and drying racks are hidden from view
  • Clean cooker tops - we often shoot close up shots in kitchens
Other Bedrooms Bathrooms - Consider any personal photographs, if on display, they may be picked up by our cameras - Please arrange for any pets to be out of the property and hide away any pet belongings - Ensure all lights/ lamps have working light bulbs
  • Remove shoes and jackets from hallway/entrance areas
- Clean windows help showcase the view - Clean carpets and floors

I would echo checking that the photos are in a coherent order. I hate listings that go lounge, bedroom, hall, lounge again, kitchen etc. Have the order the same as you would view.

Also no clutter on top of cupboards or under beds where it can be seen. Plus don't have the washer crammed full of washing.

Declutter and shift things around if needs be whilst the photos are taken, so they are out of sight.
