Lower Sydenham

Hi
I am looking for some information on how lower Sydenham is. I am looking to buy my first property and this area seems affordable.
Is the area safe? Can woman walk safely at night?
How lovely is the area, shops resto etc
Any insight and general feel
Of it is much appreciated

Have you ever visited the area OP?

The immediate vicinity of Lower Sydenham station is pretty industrial and there isn't really anything in Lower Sydenham as such.

To the west of the Lower Sydenham station you've got Sydenham Road heading up to Sydenham overground station with a few pubs, cafes and supermarkets everything you need really without being overly fancy. There is the bell green retail park with a big Sainsburys, Aldi and some other useful shops.

Beckenham place park is nearby which is a lovely park. Beckenham town centre is also only 10 mins away in a car or around 30mins walk depending where you are in Sydenham.

Where exactly in Sydenham are you looking?

It is right next to the station. I am planning to visit the area soon to get a better idea.
what is it like in terms of safety, walking at night or any anti social behaviour?

Budget is limited to the government schemes. That’s why I came across to lower Sydenham.
I was hoping things might have changed over there along the years.

It’s fine. I’m in FH and walk back from Lower Sydenham station after dark quite often. The area around the station is quite industrial at the moment but the new housing developments are sprucing it up a bit. There’s nothing really in terms of shops or restaurants in Lower Sydenham (except the supermarkets and B&Q) but Sydenham itself is about a 15 minute walk away and the high street is decent, nice pubs and restaurants.

Help to Buy is also available for the new flats being built next to Mayow Park just up the road, which is a nicer area - worth seeing if in your budget.

Thank you for the suggestion. I didn’t actually know there upcoming new built next to mayor park.
I’m ok to walk around to shops etc. So far it does sound a good option to consider hoping it will be less of an industrial place at some point

I think lower Sydenham feels fairly safe, it is dominated by the big retail park as previous posters have said.

In terms of other help to buy - Mayow Park is a nice area, there are some help to buy properties I saw being build as part of a new development off Ravenscroft Road nr. Kent House station / Beckenham/ Penge area. Not sure what the prices are but they looked vey nice and this area is lovely safe & residential.

Hi my parents live in the cul de sac opposite Lower Sydenham station. No anti social behaviour that we see. It's very near Beckenham Pl park which is huge and has woods. Lower Sydenham has all you need for day to day. Retail park with big Sainsburys with chemist, spec savers, Argos
Aldi , Big pet shop, Curry's , Next.
Sports Direct.
Then local newsagents.
By the station they have recently opened a grocery store under the newly built flats.
Great to be right next to the station.

I put an offer in which was accepted. In the same area I have been driving around a lot to get to o know the area. It seems like it is a good place to be moving forward. There are a lot of new changes.
