Any tips on house hunting at the moment?
Rightmost etc don't seem to include all the houses the local agents have, even when those agents use Rightmove. And having talked to some agents face to face, they seem incapable or unwilling to connect you with houses they are actively marketing online unless you ask about them, even if you'd be a chain free cash buyer.
How do you have to play the game at the moment?

Watching with interest as I'm trying to buy a home for my mum and I'm really struggling with a new build developers and estate agents who either don't get back to you or can't seem to articulate what they have for sale.

It's very odd out there, I'm looking at phase plans and a mortgage in principle but it's almost like they don't want to help or sell!

You have to pay extra for your house to be advertised on rightmove or zoopla so many sellers don't do it.

No idea about the agents not putting you on a priority emailing list though, thats strange.
