Scottish home report help

Hi everyone

I’m a first time buyer in Scotland who needs some help with a home report if anyone is able to help!

Most properties I’ve been looking at, in the mortgage valuation section, the box for ‘is reinspection necessary’ is always set to ‘no’

However I’ve seen a property and in this section of the home report it’s set to ‘yes’

Does anyone know what this means, if I have my offer accepted does this mean I’ll need to get the property reinspected myself?

I didn't notice this particular box on the form, but when I bought a couple of years ago, the Home Report had to be updated as it's only valid for a set period - 3 months, I think, maybe longer. The updating was pretty much a paper exercise, and I very much doubt the surveyor visited the property again. It was more about ensuring the valuation reflected current market conditions, which in my case, meant it was lowered.

Any cost for the update of the Home Report would be met by the vendor.

Probably best to double check this with your solicitor or the estate agent.
