Where would you buy a London flat for £600k

For two young sharers. Looking for two decent sized bedrooms, somewhere well-connected with lots going on. A balcony would be nice but not essential. Budget could be a bit flexible.

On the list so far- Shoreditch (but maybe stretching the budget too much though). Where would you add? I don’t know East London very well- can you still find value for money without going too far out?

Am assuming the places my generation started out in flat shares (Clapham etc) will be over budget?

Walthamstow, East Ham, Leyton, Stratford if you want to stay East and don't mind 'urban' ie a bit gritty. Earlsfield for SW London. SE has lots of flats around Greenwich, particularly on the Peninsula.

You would be dreaming in Shoreditch. Not for everyone but Sutton and Croydon have excellent and quick links to central and are v reasonably priced in many areas. You might get lucky around Crystal Palace/Sydenham if you want a place that could do with renovation.

Easily affordable in Kingston/Norbiton, which has easy links to Victoria Station.

New Cross? Got goldsmiths so has a bit of an arty lovely thing going on. Quite well connected and was supposedly joining the baker loo line??

Earlsfield/Wandsworth have some nice ones with gardens.

Brixton or Streatham. Direct train or tube into Victoria.

These threads make me laugh.
People suggesting suburbia when my quick rightmove search for two bed flats in Shoreditch just came up with 54 at £600000 or less.
A wider search came up with 7000 2 bed flats with 2 beds at that price within 3 miles of Shoreditch.
There is plenty in Isle of dogs, even river views. There is also wapping which is zone 1/2 and nice.
Other side I'd look in Queens Park, maida Vale area, though these are less buzzy

You could get a two bed in clapham for that. Or I went for balham at your age, lots of two beds about at your budget.

Stockwell? A decent 2 bed flat near us has gone on for £650k - I know a bit over budget but you get a decent amount for it. Northern line (both branches) and Victoria line in easy walking distance. Bit of a concrete jungle up towards the river but this is far enough away to not be too affected by all that.

look at Wandsworth Riverside (go west along the river from Wandsworth Bridge) - there should be some of the older flats for that price, but the new ones will be out of budget. Not super connected for rail - but has the riverboat service from Putney to Canary Wharf. Trains are 10-15 walk to Wandsworth Town or East Putney for the tube - depending on exact location. Slightly further away would be Clapham Junction for better connections.

Peckham? Less well connected although it’s on the Orange line now. You’d find a lovely place for £600k.

It’s to get a straight commute with no changes. The changes get old very quickly. Often much more efficient to follow the train lines straight out from your destination until you hit your price range.

I think you might get something in Clapham for that budget. We had an ex LA flat there with 2 double bedrooms, lounge, separate kitchen a balcony and a garden, 5 min from the tube and the common. I'm pretty sure if one in the same road came up for sale it would be within budget.

Actually on that budget you could buy in Oval or Kennington even, and be walking distance into central London. But you’ll get a nicer flat further out of course.
