Where would you buy a London flat for £600k

For two young sharers. Looking for two decent sized bedrooms, somewhere well-connected with lots going on. A balcony would be nice but not essential. Budget could be a bit flexible.

On the list so far- Shoreditch (but maybe stretching the budget too much though). Where would you add? I don’t know East London very well- can you still find value for money without going too far out?

Am assuming the places my generation started out in flat shares (Clapham etc) will be over budget?

You can get a nice two bedroom place with garden in W12 Shepherd's Bush environs, also stretching into Chiswick and Hammersmith.

You're not losing plot.
I think it all depends on your stage in life and what you will compromise.
So two young sharers sounds like young people, not attached, maybe first professional jobs in London.. They will want to be a central as possible or in an area known for its vibe, nightlife etc.
So they may need to compromise on size of flat or outdoor space to live in zone 1 trendy location. But to them it's what suits their lifestyle.
Two young professionals do not want to live in norbiton as all their socialising will be with other young professionals in places like Shoreditch!
If they were a couple, thinking maybe of a baby in a Yr or two their needs dif again. Maybe a bigger flat, a garden etc.
These threads have people projecting their own situations, and some outdated belief that you can only buy along a train line miles out.
My dd lives in wapping.. Its act quiet and peaceful but nice vibe with pubs and restaurants and ten min walk to Tower Hill tube. She doesn't mind tube change x 1, as you can also use a bus, or cycle or walk! To work if you're fed up with a tube change.
If they don't mind ex council flat you can get two bed well under budget in aldgate, Shoreditch, old Street area.

Agree bethnel green, a good pick and going west shepherd Bush, Hammersmith and of you (again) don't mind ex council you can look Ladbroke Grove, above the westway extending into bottom bit of kensel rise.

Plenty in North London for your budget.
Stoke Newington is lovely but not well linked, you can get a three bed there.

I'm about to put my three bedroom (two big doubles, one smaller) ex-LA split level on the market at £615k - it's in Clapham Junction/Wandsworth close to Northcote Road, so lots going on. Would definitely recommend it Wink

Walthamstow, East Ham, Leyton, Stratford if you want to stay East and don't mind 'urban' ie a bit gritty. Earlsfield for SW London. SE has lots of flats around Greenwich, particularly on the Peninsula.
As somebody who built a lot of those flats on the peninsula take my advice and do not buy there!

This thread talked (about page 3) about a huge set of blocks in Pimlico that jolly nearly made me want to move back to London and I left in the last century, vowing never to return.

As a Northener, these prices are jaw dropping. I mean, I know its London but 600K for a flat....

My niece in London informed me the other week her rent is 1K a month in her shared flat. I nearly passed out. I love London but no way could I even dream of living there.

Another one for New Cross, Brockley etc. You can get a 2 bed garden flat for £600k - frankly you can get a four-bed ex-council house for less if you dig a bit - and it’s got lots to recommend it.

Friends of ours had a flat in London Fields and it's such a great area for young sharers, with Broadway Market and being close to Victoria Park. Lots of cool places to eat and drink.

We live in Shoreditch, £600k is plenty for both Shoreditch and Hoxton. Stoke Newington too, but the transport links aren’t as good.

Balham also gives train options for when northern line dead.

As does South Wimbledon area as easy to get into Wimbledon and take direct train to Waterloo or the Thames link into central London /st Pancras.

Brixton, Oval, Kennington, Streatham. Northern line. Masses of buses. Easy, quick commute anywhere. Safe and busy yet lively vibe and interesting non chain bars and restaurants. Try a mansion flat. Usually two bed, high ceilings and period features. Often shared garden with community spirit.

apart from the fact that they are shoeboxes and will no doubt come up against issues with the new fire regulations for tall residential buildings North Greenwich is a logistical nightmare IMO having worked there for years.

Every night there is a large event in the o2 arena meaning you will constantly have to battle to get in and out of the station for travel amongst the thousands of concert goers.

It is right next to the blackwall tunnel (well I don't need to explain the traffic issues with that one)

There is absolutely no community feel there, just some pretty new buildings and a retail park. Much better places in SE London!

Nope. Clapham and Balham became the 'buggy belt' about 10 years ago. Those young people started having families and couldn't bear to move and bought up all the property. Crazy ass prices plus both DULL AS for youngsters. It's now All coffee shops with babyccinos and homemade baby food on the menu. The younguns have moved to Brixton and Streatham (St. Reatham Grin)

Finsbury Park would be my bet. It’s been massively regenerated behind the station (there’s a Gail’s, the ultimate marker) and the transport links are exceptional. Lots of young professionals.

I lived in W12 for a few years and it’s dull as dishwater, as the Westfield sucks up everything.

@MelaniaFlump Camberwell is also nice - no tube, so a bit cheaper, but quite central and hundreds of buses plus a train station.

Or Walworth: it's an area even more central than Camberwell - Zone 1 pretty much - that no one really knows about, between Elephant & Castle and Kennington. There's a pretty conservation area with Edwardian workers cottages and maisonettes with balconies. Also some new builds if you prefer those. Lots of buses or you can walk to The City/West End in 30-45 mins.

Kennington has some lovely period flats/houses but is relatively expensive for SE London, and has less of a neighbourhood feel than Camberwell I think.

You could look on Rightmove rather than getting other people to estate agent for you. Will get backlash, but it seems kind of lazy seeing all these 'what can I get here for this' - you have GOOGLE!

Rightmove can tell you what you can get for what money but posters who know the areas might be better placed to say which areas are good/what to avoid, what transport links are like etc.
