Where would you buy a London flat for £600k

For two young sharers. Looking for two decent sized bedrooms, somewhere well-connected with lots going on. A balcony would be nice but not essential. Budget could be a bit flexible.

On the list so far- Shoreditch (but maybe stretching the budget too much though). Where would you add? I don’t know East London very well- can you still find value for money without going too far out?

Am assuming the places my generation started out in flat shares (Clapham etc) will be over budget?

Looking on Rightmove- obviously I am doing this myself as well but you can’t beat having actual knowledge of an area. Everywhere looks good on Rightmove, but people who know what they’re talking about can tell you what it’s actually like, what’s a genuinely realistic budget etc. Getting a bit of local knowledge saves hours of wasted viewings IME. Also a good way to learn about areas you might not otherwise have thought of.

I really like house/area threads and often contribute suggestions. Think I might just be nosy!

Look at Royal Docks area / Royal Victoria Dock. It's currently on the DLR one stop to Jubilee Line, and Crossrail station at Custom House soon open. 5 minutes to Canary Wharf, 15 minutes to West End and on the line to Heathrow. There are tonnes of 2 bed modern flats meeting your budget.

New Cross / Telegraph Hill bit and you'd get a nice two bed with garden. Very well connected.

I lived in Brixton about 8 years ago and a 2 bed flat with garden was going for £650k then - Victorian conversion.

Peckham is nice (depending on which bit). There are lots of new builds on the Queens Road bit but there will be nicer ones around the East Dulwich / Bellenden Road part too. £600k for a two bed flat is a pretty decent budget I think.

Or Walworth: it's an area even more central than Camberwell - Zone 1 pretty much - that no one really knows about, between Elephant & Castle and Kennington. There's a pretty conservation area with Edwardian workers cottages and maisonettes with balconies. Also some new builds if you prefer those. Lots of buses or you can walk to The City/West End in 30-45 mins.

I really like Camberwell. So many places to eat and very well connected albeit not on the tube or train. Not too far from Brixton or Peckham for a night out.

There's a lot within budget in Kensal Rise.

You need to visit all these areas and see them.

Does it have to be a flat? You can get 2 bedroomed houses round here (Walthamstow) for 5-600,000.
Also, be careful of cladding with flats. A friend of mine lives in Greenwich Millennium Village and her flat has the dreaded cladding.

Yep, if you can afford a freehold house, you'll be saving yourself a lot of potential stress. I'd have thought you'd be able to get a house for that money within Zone 2/3 although it'll be a less nice house than a flat would be, and/or further out!

Are you buying as an investment to let or for you or your DC to live in? A big factor will be where is good for commuting. If it is to live in, what kind of lifestyle do you/they like to lead?

These threads make me laugh. People suggesting suburbia when my quick rightmove search for two bed flats in Shoreditch just came up with 54 at £600000 or less. A wider search came up with 7000 2 bed flats with 2 beds at that price within 3 miles of Shoreditch. There is plenty in Isle of dogs, even river views. There is also wapping which is zone 1/2 and nice. Other side I'd look in Queens Park, maida Vale area, though these are less buzzy
DS3 is an estate agent in Queens Park & he said they wouldn't get anything nice there for £600k, especially not with "private outside space". Is that what balconies are called these days?!
