Boundary issues

We have new neighbours who are busy changing the layout of their back garden and area around their garage. This borders on our boundary and also land that we both have equal right of access over. Now the new neighbour has “plans” for a very small piece of land that according to the land registry is probably ours not that we use it and we didn’t know this until we looked it up on line it’s a small dead space but we don’t like his plans for it we want it left alone. On the land registry our boundary is measured out from a certain point in our garden.How to we establish exactly who owns what without resorting to solicitors with associated costs and possible acrimony.

Get the plans, measure the boundary off them and arrange to meet your neighbours to come to an agreement?
